A wonderful 5 bedroom refurbished property available to rent for up to 12 months in South France. This long term rental property is located in the small hamlet of Saint-Martin, located on the edge of the popular village of Paulhan, close to Pezenas. The house comes with 2 terraces and wonderful views over the vineyards towards the Herault river. This property would ideally suit a family looking to relocate to Southern France. The local village has a primary and secondary school and a range of services such as a supermarket, weekly market, restaurants, pharmacy and medical services. Paulhan provides easy access to the A75 motorway and you can reach the beaches, mountains and the city of Montpellier within 30 minutes.

The Owner is a professional wine-maker and he will be renting the house whilst he is working away for a year in Canada and New Zealand. There is also the possibility that tenants can rent the Owner´s car during their stay.

The house is located down a quiet lane leading down to the river on the edge of the village of Paulhan. The local area is called Saint-Martin and contains many characters, including the local Beekeeper, Wine Makers and families who have lived here for generations. The house dates back over 100 years and is laid out over two floors.

On the ground floor you will find 3 bedrooms, a study/playroom, a family bathroom and a covered terrace. The master bedroom contains a double bed and large fitted wardrobe. Bedroom 2 is a single bedroom, with French window providing access onto the lower terrace. Bedroom 3 is currently set up as a nursery, but can be turned into a single bedroom or a home office. This room contains large patio doors which lead out to the terrace. There is a large open space, which can be used as a study, playroom or home office. The family bathroom comes with a walk-in shower, heated towel rail and large wash basin. The washing machine is also located here. Next to the bathroom there is a toilet. There is an storage space under the stairs.

The ground floor terrace is a nice shaded space, with easy chairs and views over the vineyards.

On the first floor you will find the main living space with lounge, dining area, kitchen, 2 double bedrooms, and a large covered terrace with fabulous views over the vineyards. The full-fitted kitchen comes with an integrated dishwasher, fridge-freezer, oven, induction hob, microwave, espresso machine and plenty of cooking utensils, crockery and cutlery. The open plan living room features a dining area and a comfortable lounge. The lounge is fitted with a large sofa, coffee table, large flat screen TV, WiFi and a very efficient wood buring stove. Both the lounge and dining area have large patio doors leading out to the terrace. There are two double bedrooms on this floor (one with an en-suite shower room). There is also a toilet.

The large upper terrace features a large patio table and chairs, a gas BBQ and easy chairs. The terrace benefits from full sun during the morning and plenty of shade during the afternoon and evening. This is a very pleasant space to sit out during the summer evenings and watch the world go by with a glass of local wine.

Outside: the house comes with a fully enclosed garden, with a secure gated driveway. There is parking for up to 5 cars, with 2 parking spaces in the barn. The barn also provides storage for the firewood, as well as for bikes and garden tools. There is a trampoline and a swing for the children. There is a chicken coop and the Owner will be leaving his 3 hens which normally provide a fresh egg each every morning.

The prices for this 5 bedroom rental property in South France are monthly and do not include the utility bills. There is a monthly provision of €200 towards the electricity, water, internet and communal taxes.

The house is available to rent from June 2019 for up to 12 months.

Last visited: December 2018. This is a well-quipped and comfortable house, ideal for a one year rental in France. The property feels like a real home, as opposed to a holiday rental. The local area is very quiet, with little road traffic and plenty of nice walks down by the river. The village of Paulhan has everything that you could need on a day to day basis and you are also close to Montpellier, the mountains and the Mediterranean beaches. The house is very well-insulated and keeps warm in the winter and cool in the summer.

Area activities

The local village of Paulhan is fully equipped with 4 bakers, 2 pharmacies, a weekly market, local supermarket and plenty of local restaurants including the excellent Le Chat Noir. There are also 2 local schools: Elementary (ages 5-11) and Middle school (ages 11-16). There are local Lycées (age 16-18) in the nearby towns of Pezenas and Clermont L´Herault. There is also a local medical centre. During the summer Paulhan has its own open air swimming pool (just €2.00 per person) and there are also a number of village festivals

Paulhan is located just next to the River Herault and the house is located just a short walk away. You can walk along the river, as well as go fishing and swim during the summer.

Paulhan provides easy access to some of the local beauty spots including: Lake Salagou, near Clermont l´Herault; St Guilhem le Dessert - one of the prettiest villages in France; Le Pont du Diable - a fresh water lake and popular canoeing centre; the Etang du Thau, the Cirque de Navacelles; and the picturesque town of Pezenas.

Paulhan also is a quick drive away from the city of Montpellier and the large towns of Beziers, Sete and Narbonne.

Driving directions

Paulhan is located just a 2 minute drive to the A75 motorway. The A75 runs down from Paris to Southern France and provides easy access to Pezenas, Beziers and the Mediterranean beaches. There is also a local motorway which takes you very quickly into Montpellier.
