This lovely home with private pool and garden is only 10 minutes' drive from beautiful sandy beaches in the charming village of Fleury d'Aude. The villa is located in a quiet residential area on the edge of the town. The villa is laid out over 2 floors.

Ground floor

The front door leads into the open plan kitchen/diner.

• There is a good sized dining room with seating for 6 people. The dining room has air conditioning. French windows provide access out to the patio.
• The modern kitchen is fully-equipped with an oven, hob, microwave, dishwasher, fridge/freezer and extractor fan.
• Next to the kitchen there is a utility room with sink, washing machine, tumble dryer and additional fridge-freezer.
• The lounge comes with a comfortable sofa and 2 armchairs. There is a flat screen TV. French windows provide access out to the garden and pool.
• Bedroom 1 is located on the ground floor and comes with a Queen-size double bed (160cm x 200cm).
• Next to the bedroom there is a bathroom with walk-in shower, WC and wash basin.

First floor

The landing on the first floor has an air conditioning unit for cooling both bedrooms.

• Bedroom 2 is a double bedroom with a standard double bed and large wardrobe.
• Bedroom 3 has a standard double bed (140cm x 200cm) and fitted wardrobes.
• The family bathroom comes with a walk-in shower, wash basin and WC.

Outside

• The private swimming pool is 8m x 4m with Roman steps. The pool is surrounded by a lawn.
• There is a south-facing patio & outdoor dining area which comes with a patio table and chairs and overlooks the pool.
• There is private parking for 2 cars
