The property is located in between Périgueux and Angouleme, on the border of the Green Périgord and White Périgord regions. The house is available for long term rentals from September 2019 for between from . The house comprises 3 bedrooms, 3 bathrooms, 2 lounges, a large kitchen/ dining area, and a utility room. The property is situated within an easy drive of the villages of Verteillac, Cherval and La Tour Blanche. There are 4 airports within a 1 hour 40 mins radius and TGV train services run from Périgueux.

This restored farmhouse in Dordogne provides very spacious accommodation for a long stay in France. The house is laid out in an L Shape over 2 floors.

On the ground floor you will find a large open plan kitchen and dining area at the side of the property, a big lounge and smaller snug, utility room, 2 bathrooms, a plant room and a barn area. 

The kitchen has been newly installed and contains a range cooker (with 5 gas burner), large American fridge-freezer, dishwasher and plenty of storage space. There is a central island with breakfast bar and stools. The kitchen has a connection for the satellite TV. There are also additional freezers in the barn connected to the main house. The kitchen has a set of patio doors which lead out into the garden.

Just off the kitchen there is a bathroom which comes with a large ree-standing bath, wash basin (with wooden unit underneath for towels), toilet and large pine mirror.

In the dining area the table can seat 8-10 people and there is a further set of patio doors which provide access to the garden. 

From the kitchen-dining area you pass through a large lobby into the spacious lounge (24m2) with a leather corner sofa, coffee table, large wood burning stove and 2 sets of patio doors which provide access to both the front and rear gardens. 

Next to the lounge there is the entrance hall and stairs, which also provides access to the snug area/family room (19m2). This room also has an L shaped leather sofa, TV (with UK satellite channels) coffee table, wood burning stove and a set of patio doors which give access to the rear garden. Continuing on, you will find a utility room/store area and a further bathroom (with shower and toilet).

At the front of the property there is a barn area which provides further storage and additional freezer units, as well as a potting shed/plant room.

On the first floor you will find 3 bedrooms and a family bathroom. Bedroom 1 is a huge space of nearly 25m2. It contains a double bed, 2 large French wardrobes, bedside tables, a dressing table and an antique wood burning stove. Bedroom 2 is also a big bedroom of 19m2 and contains 2 single beds. Bedroom 3 is accessed by a separate staircase and is 16m2 in size. This contains 2 single beds and a bedside table The family bathroom comes with a shower, wash basin and toilet. 

The house is heated by 2 wood burning stoves and oil central heating. There is UK satellite for TV and Wi-fi (9MG speed). 

Outside: surrounding the house there is over 1 hectare of land, mainly grass. There is plenty of space for parking, as well as additional storage in the barn. The whole garden is fenced (1 meter high perimeter) and the driveway is gated. Pets are welcome however, there is a road at the front of the property.

The village of Cherval is located in the Dordogne department of France. The Dordogne is traditionally divided into 4 parts: Green Perigord in the North, White Perigord in the centre (around the capital of Périgueux), Black Perigord in the South East and Purple Perigord around Bergerac. Cherval is located on the border of densely forested Green Perigord and the limestone plains of the White Perigord. Cherval is located 35km north-west of Périgueux and 33km southeast of Angouleme. Bordeaux is 1 hour 40 mins to the South-West.

The village of Cherval is 2 mins drive from the house and is built on the edge of a plain, about 120m above sea level. To the north of the village there is the valley of the River Pude. Cherval comes with a bakery and a restaurant, Chez Hannah. Closeby there is a further restaurant/Chrambres d´Hotes, La Lunare which has been featured on the Channel 4 TV programme “A New Life In The Sun”. In the other direction, the village of Verteillac is 4 mins drive and this features a butchers, bakery, local store and a couple of bars/restaurants. The village is famed for its monthly Brocante antiques market. Cities Angouleme and Pèrigueux are within a 40-minute drive.

The Dordogne is famous for its gastronomy, especially its Black Truffles, foie gras, Bergerac wines, chestnuts, walnuts and wild mushrooms. The local Périgueux sauce which is used in a lot of traditional dishes, is made from a reduction of white wine, carrots, shallots, veal stock and diced truffle.
