The property comes with a large double height lounge, a well-equipped kitchen-diner, a beautiful open mezzanine floor with 2 beds and a bathroom and a lovely en suite Master bedroom. Outside there is a large terrace and a garden with a patio table, sunbeds and seating. This is the perfect base for house-hunters or people looking to take a year out in South France.
The cottage is laid out over 3 floors. The property was originally 2 small cottages, which have been beautifully converted into a larger cottage. You enter the cottage up a set of stone steps to reach the terrace. The front door leads into the charming kitchen and dining room. There is a large wooden dining table for 8-10 people. There is also a snug area, with an L-shaped bed settee and an armchair. The kitchen is equipped with an oven, hob, refrigerator, freezer and dishwasher.
A set of stairs leads up from the dining room into the large Master bedroom. This comes with a large double bed and wonderful views out over the front garden and towards the vineyards. The bedroom also has a dressing room and a newly fitted en suite bathroom, with shower, hand basin and toilet.
From the kitchen, an alcove doorway leads into the impressive lounge with exposed stone walls and an old terracotta tiled floor. The central part of the lounge has a double height ceiling which reveals a stunning mezzanine floor with 2 bedroom areas, a library and bathroom. The open area also gives you a view of the exposed roof beams. The lounge features a Grand piano, wood burning stove, guest toilet, 2 large sofas, 2 armchairs and a flat screen TV mounted on the wall. The TV comes with satellite TV channels. There is also a good WiFi connection throughout the house. A set of patio doors, leads out from the lounge onto the front terrace.
A designer staircase leads you up to the stunning mezzanine floor. Here you will find two open bedroom areas. The first comes with a single bed (with an additional pull-out bed underneath). There is a stylish armchair and plenty of cupboard space for storage. A metal walk-way leads you from the first bedroom to the bathroom and second bedroom. The walkway is lined by book shelves. The stylish bathroom is decorated with mosaic mirrored tiles and has distressed sliding shutters at the entrance. The bathroom features a wetroom shower, toliet and handbasin. The second bedroom area comes with a double bed and a large desk.
Outside: There is a front terrace which can be accessed from both the lounge and the kitchen. The terrace has a lovely seating area with a wicker armchair and sofa. The terrace is surrounded with pot plantsand a wrought iron screen. Steps lead down from the terrace to a small utility room located underneath the cottage. This contains a washing machine, with shelves for storage. The garden is shaded by a tall pine tree and contains a patio table and chairs and a number of sun loungers. There is parking for 2-3 cars at the entrance, with further parking available just up the lane.
The monthly price for this cottage in South France are based on long term rentals during the period September to June. The price does not include utilitiy charges (electric, water, telephone/internet).

The interior of the cottage blends old French charm with modern features and the results are spectacular. This is the perfect rental accommodation for a couple with frequent guests or for a small family. Due to the steep staircases and open mezzanine floor, the cottage is not really suitable for children under 5 years old. The owner is also flexible to renting the cottage for 12 months and longer.

The small hamlet of Sallèls is a collection of 20 something houses built around the Domaine de Nizas, an important local vineyard. Originally, the houses accommodated the local vineyard workers and their families. Today the hamlet is an eclectic mix of local French families and international visitors including German, Swedish, British and Belgium residents. The hamlet is located on the road in between the popular villages of Caux and Nizas. In both villages you will find shops, cafes, a restaurant and plenty of places to buy local wine. Caux is the larger of the two villages and also comes with additional services such as a hairdresser, doctor and pharmacy.
Nearby is the medieval town of Pezenas with its historic centre. Pezenas is a popular tourist destination and features a huge Saturday market which takes over all the main streets. Pezenas has plenty of restaurants, antique shops and 2-3 large supermarkets.
The Languedoc coast is just a 25 minute drive and you have a choice of fabulous beaches. The nearby cities of Montpellier, Beziers and Narbonne offer a wealth of shopping and cultural highlights.

This cottage in South France can be rented on a long term basis under the following terms:
1 month security deposit to be paid at the time of reservation. References maybe required. Utility bills to be paid in addition to the rent. The owner maybe willing to rent the property for 2-3 years, based on a 12 month renewable contract. For an annual rental, the monthly price will be increased to €995 to cover the high summer season (when the cottage is normally rented for €1250 per week).
