The village of Caux has a restaurant/bar serving takeaway pizza; a pharmacy, a greengrocer, two bakeries, a butcher, a post office, banking facilities and a small weekly market on Fridays. Within a 10 minute drive is the stunning town of Pezenas which has a beautiful medieval centre and provides many large supermarkets, excellent restaurants and an abundance of artisan shops. The beaches are approx. 20-30 mins drive with the best being Agde and Sete. There is a bus service between Caux and Pezenas with the stop on the road near the villa.
The villa is very private and quiet. It is located in a residential area on the edge of the village. The villa is situated within a large triangular plot, with many mature trees. The garden is fully enclosed.
The villa has 3 bedrooms in total. Bedrooms 1 and 2 are fitted with double beds, whilst Bedroom 3 offers two single beds on a mezzanine floor in the Annexe. The villa also comes with 3 bathrooms. Bathroom 1 contains a toilet, bath, shower enclosure and bidet. Bathroom 2 is fitted with a bath, shower and sink and toilet. Bathroom 3 is located in the annexe and features a toilet, sink and shower.
The kitchen is fully equipped including coffee maker, dishwasher, freezer, oven and hob. The dining room contains a table and 6 chairs. The dining room leads onto the lounge which has comfortable seating, a wood burning stove, Flat screen TV, Internet access (approx. 16 mbps), Google Chromecast and Smart TV box.
Outside: there are Mediterranean gardens with mature shrubs and fruit trees. A 8m x 4m private swimming pool with sun terrace. Moroccan lounge with sofas and table over-looking the pool and garden (with a distant view of the village). Shaded dining area next to the house with BBQ. Large drive way for 2 cars.
Prices are weekly and include line, towels and end of stay cleaning. Security deposit of €500.

The Mediterranean coast is 30 minutes to the south, the hills and mountains 30 minutes to the north, Montpellier, the thriving capital of the Languedoc is 45 minutes away by car. One of the most diverse regions of France, the Languedoc offers mountains, lakes, rivers and beautiful stretches of coastline; major towns and fairytale citadels. Languedoc is one of the most prolific wine-producing areas of France and a happy afternoon can be spent touring the many vineyards and tasting the local produce.
- Beziers (15 minutes), historic town and capital of wine producing and rugby. Especially vibrant in August and during it`s famous Feria. Perhaps the best flower market in the whole of the south on Fridays in the beautiful tree-lined main boulevard.

Stayed in this property this year for the first time. Lovely place to stay. Nice quiet streets but local shops within walking distance. Property is spacious clean and well maintained. Gardens and pool are very secluded. All arrangements went very smoothly. Great location for access to Pezanas and the coast. Villa perfect for families or just a chill out.

Family of three stayed here for two weeks July 16 we can not recommend this villa highly enough. It's true to the property style of southern France with gardens made up of olive trees, lavender, fig trees, just stunning!! Land Round the villa is vast plenty of room for the kids to roam & play. villa is large, airy with lots of space to spread out & chill well equipped everything you need Pool is such a luxury not sharing it with anyone else just perfect. Quiet peaceful but by no means remote within easy distance to pick up your freshly baked croissants or stock up at the large supermarkets. Loved loved it we will be back. Owners are so helpful they could not do enough to make our stay one to remember.

Very nice, well appointed house with great annexe area for the kids to declare their own! Fascinating and spacious garden providing loads of shady areas to relax and hide from the midday heat. Very refreshing pool with a fantastic Moroccan lounge area where one can laze for hours. We had a thoroughly enjoyable stay here and wouldn't hesitate to recommend it to others.

The property is set in private gardens with a great sized pool overlooked by the Morrocan lounge area. It is spacious villa with varying eating and sitting areas inside and out. The children loved all the games, table tennis table, boules and spent 80% of the holiday swimming. Local area has a great Patisserie, local restaurant has a great selection of beautifully cooked food and the vineyards surrounding Caux give you an opportunity to sample and purchase local produce. The villa gave us a perfect holiday for two families and we would not hesitate to return or recommend.
