The centre of the village is just a short walk over the small stream and up a little lane.
You enter the property into a hallway which provides access to two en suite bedrooms to the right and two bedrooms, a bathroom and the living room on the left. The configuration of the house makes it very easy to live in one side of the house and to use the other side when you have guests staying.
The large living room contains two sofas, a coffee table and a large fireplace that keeps the property very warm during the winter. A set of patio doors provide access to the front garden. There is also a dining table that can seat 6-8 people. Just off the living room there is the large kitchen. The kitchen is equipped with an oven, hob, fridge, freezer, dishwasher, microwave, espresso coffee machine and plenty of cooking utensils and storage space. French windows lead out from the kitchen to the terrace and garden.
Just off the living room there is a doorway providing access to the master bedroom, bathroom, utility room and Bedroom 2. The Master bedroom contains a large double bed, wardrobe, desk and air conditioning. A set of patio doors lead out onto the terrace and garden. Next to the Master bedroom there is a newly fitted bathroom with shower, hand basin and toilet. Next to the bathroom there is a uitility room with washing machine, tumble dryer and storage space for the vacuum cleaner and cleaning products. Bedroom 2 is a good size and contains bunk beds and air conditioning. This bedroom looks out onto the front garden.
On the other side of the living room a hallway leads to 2 further en suite bedrooms and a family bathroom. Bedroom 3 is fitted with a double bed, a wardrobe and air conditioning. The modern en suite bathroom contains a toilet, hand basin and shower unit. Bedroom 4 is a large bedroom with twin beds and plenty of storage. The newly installed en suite bathroom contains a shower, toilet and hand basin. There is also a beautiful family bathroom, deocrated with travertine tiles. The bathroom contains a full length bath, toilet and double wash basin. Again, this bathroom has been newly installed.
Outside: there is a large garden, mainly laid to lawn and surrounded by mature trees. There is a large summer kitchen, with purpose-built barbecue. There is also a large terrace area with table and chairs. The owners have plans to refurbish the terrace in the coming 12 months and also to install a swimming pool in the garden.

Octon is a small village located on the banks of Lake Salagou. The village has a bar-restaurant, shop, hotel and weekly market. Octon is surrounded by nature and it is a popular base for cycling, walking and bird watching. Lake Salagou is major tourist attraction in the area, due to its sailing, windsurfing and fishing facilities. In the summer, the beaches lining the lake are popular with sunbathers. There is a popular montain bike circuit around the lake and there wonderful walking trails at the nearby Cirque de Moureze, which provides a fantastic panoramic view over the lake.
The market town of Clermont l'Herault is 15 kms away and provides all ther services and weekly shopping that you will need. The city of Montpellier is 35kms and the Mediterranean beaches are just 40 minutes.
