Situated in a quiet, recently developed residential area, this elegant villa has stunning views from all aspects. Villa de Roucarasse is on a private residential street which winds along the hill and leads you up to the villa. The sloping driveway up to the house, together with the flight of steps to the front entrance, mean that the villa is not suitable for small children (under 10) and people of reduced mobility. The front of the house is south facing, overlooking the Avant Montagnes, which slope down to the Mediterranean coast.
On entering the villa you are immediately struck by the large picture, room height, windows in the lounge, providing a magnificent vista of the wild forested garden. The large open plan living space, with its clean lines and very contemporary feel, is constantly balanced by the natural surroundings which can be seen from all aspects. To the right of the entrance hall is the 15 m² twin/double bedroom (beds can be linked) with south east facing window and built-in hanging space. Next door is a large (6.7m²) contemporary wet room with walk-in shower, W.C. and hand basin.
Much of the ground floor area is open plan, with a lovely flow from the 29.2 m² lounge, to the kitchen and dining areas, with all rooms opening out onto a large terrace and pool, with splendid views of the surrounding mountains. To the right is the light and airy living space with an open plan staircase leading up to the mezzanine floor.
To the left is the well-equipped, modern fitted kitchen (8.8 m²) with views to the front of the house and the Avant Montagnes. The kitchen has plenty of storage cupboards and is well-equipped with micro-wave, fridge, freezer, 4 ring vitro ceramic hob, electric oven, electric grill, dish washer, Soda Stream machine, toaster, kettle and a Senseo coffee maker. Next to the kitchen is a laundry room housing the washing machine, hot water tank and cleaning equipment. The adjacent 12.8 m² dining area overlooks the pool and large terrace. Again the mix of modern and vintage French style is underlined by the antique glass chandelier placed over the contemporary table. The dining room has large glazed doors which can be left open so that you can dine in comfort whilst enjoying the fantastic views. To the right of the kitchen, the dining area leads onto the 13.3 m² double bedroom with King size bed and ensuite shower and bathroom (7.2 m²), with angle spa bath, walk-in shower with rain effect shower head, W.C. with soft close lid, hand basin with cascade tap and heated towel rail. The bedroom also has a walk-in dressing room and direct access to the pool and terrace via large glazed double doors.
The beautiful 22.25 m² terrace paved in limestone provides a wonderful outdoor living area for eating and relaxing with sun loungers and tables and chairs. Crossing the terrace with its stainless steel cable guard rails, the 18m² pool (available from May to September) is cleverly designed to have 180° views over the surrounding countryside of the Vallée d’Orb and the Avant Montagnes, the Caroux Mountains.
The mezzanine floor is accessed via an open plan wooden staircase with a stainless steel railing system. This large light-filled 30 m² area with attractive wooden beams provides on one side a supplementary sleeping area with two double sofa beds and a small south facing terrace of 7m² overlooking the front of the villa. This area can be curtained off from a comfortable upper lounge on the other side, with four large armchairs, a coffee table, a flat screen LED TV (with some English channels plus French service) and Chromecast for streaming from personal devices, a DVD player and internet access via WI-FI. The upper lounge also creates a lovely cosy atmosphere in the winter; an ideal place to curl up with a book
An elegant upper terrace of 14.3 m² overlooking the pool area leads off from this lounge and provides more relaxation opportunities, with modern terrace lounge furniture and outside lighting. It has 180° views to the south, west and east including the Caroux Mountains,

Mid stay cleaning services can also be provided on request at 12€ per hour. Bookings run from Saturday 5.00 pm to Saturday 10.30 am.
