This villa in Languedoc has been completely modernised to a very high standard whilst still retaining many of the original features. The villa provides gorgeous views and a lovely swimming pool. The property comes with wifi internet, satellite TV, DVD player and a games room with table tennis, darts and a number of board games. The focal point of this Languedoc Roussillon holiday rentals property is the south facing, fully enclosed, courtyard garden with swimming pool. Enjoy sitting on the terrace on warm sunny days with a glass of wine overlooking the pool and the hills beyond. The terrace is also ideal for alfresco dining.

On the ground floor of this Herepian villa in Languedoc, is the large games room which has a high vaulted ceiling, table and chairs, double sofa bed, table tennis, darts and board games. Doors from the games room lead out to the garden/swimming pool. There is also a separate WC and shower room, which is very useful to access if you are spending an afternoon by the pool.

On the first floor you have a spacious open plan lounge and dining area with exposed beams and attractive fire place. The lounge area comes with comfortable sofas and chairs, fire place, coffee table, satellite TV, DVD player, stereo/CD player, internet and a bookcase with a wide selection of books, maps and local guides. The dining area has a large oak dining table and chairs, together with an attractive antique sideboard. French windows open onto the south facing terrace overlooking the pool, courtyard garden and the hills beyond. On the terrace there are marble top tables and chairs with a parasol for those evening meals.

The kitchen is situated directly off the dining area. The kitchen is fitted with modern country style units and is fully equipped with dishwasher, fridge, freezer, electric fan-assisted oven and gas hob. There is a washing machine located in the large airing cupboard in the hallway together with plenty of extra storage space.

Just off the hallway there is a large shower room fitted with a shower and hand basin and plenty of storage space. There is also a separate toilet at the end of the hallway.

Also on the first floor you will find two of the bedrooms. Bedroom 1 is a double bedroom with a King size antique pine bed, built-in wardrobes and an antique chest of drawers. There are also two bedside tables and a chair. Bedroom 2 overlooks the pool and courtyard garden. This room has full size bunk beds and a built-in wardrobe with shelving. There is also a bedside table, lamp and chair.

On the second floor there are two further bedrooms and a family bathroom. Bedroom 3 has a traditional ornate tiled floor together with twin antique pine beds, built-in wardrobe, a dressing table, chair and two bedside tables. Bedroom 4 faces the rear of the property and overlooks the pool. This bedroom has lovely views of the hills beyond. This bedroom has King size antique pine bed, an antique wardrobe with shelving, 2 bedside tables and a chair. The family bathroom is fitted with a bath, wash hand basin and bidet.

Outside: the private swimming pool is 7.5m x 4m in size and a depth from 1.2m to 1.6m approx. The pool has roman steps for easy access. There is a gate at the top of the steps down to the pool for security. The pool has sunshine on it most of the day. The traditional, walled South facing courtyard garden, benefits from full sun for most of the day, although there are pockets of shade at various points. Should you need a little more shade you could always use the lower terrace. The garden contains palm trees and various Mediterranean plants bordering the swimming pool. There is access to the pool from the ground floor games room which in turn is accessed from the room at the back of the garage where the garden furniture, inflatables and some toys are stored. There is a mobile barbecue.

The large garage provides ample parking.

This this Languedoc Roussillon holiday rentals property is located on the edge of the stunning Languedoc National Park with numerous activities close by including Golf, Fishing, Walking, Riding and Tennis. The Mediterranean beaches are easy to reach (just 40 mins) and you will also be able to explore the historic towns of Pezenas (25 mins), Béziers (30 mins) and Montpellier.

The area is steeped in history with many abbeys, chateaux and cathedrals to visit and discover. Nimes boasts the best preserved Roman amphitheatre in the world, as well as the Roman aqueduct, the Pont du Gard.

Just outside the village is the golf course of Lamalou-Les-Bains. The well known Spa town of Lamalou-Les-Bains lies a few kilometres west and offers a good selection of bars and restaurants together with a Casino. The Spanish border and the Pyrenees lie just 90 minutes from the house and Barcelona can be reached in 3 hours for a fantastic day trip or long weekend.

Herepian is located at the intersection of the D909 (to Beziers) and D908 (to Bedarieux). The A75 autoroute from Paris and northern France is accessible in 15 mins.
