It is not always easy to find decent properties to rent in South France all year around. Often, houses will only rent from October to May and during the summer season they are reserved for weekly rentals. But here in Gabian, we have two beautiful long term properties which will rent up to 12 months (and further if required). The properties are located on the same small square in the old centre of the wine producing village of Gabian. The village is surrounded by vineyards in all directions and the nearby Faugeres wine appellation produces some of the best wines in the South of France. Gabian is a small village, but it contains a good range of services including a cafe-bar, bar-restaurant, pharmacy, boulangerie, small shop, wine cellar, school and a local Doctor. The nearby town of Roujan (3kms) contains a large range of facilities including, supermarket, garage, high school, medical centre, cafes and restaurants. The coast is 35 mins drive and the surrounding area has some of the best cycling and hiking routes in France. Both properties are owned by the same Interior Designer and you can see the hard work and eye for detail that he has put into restoring both properties.

You enter the property into an Entrance Hall (10 m2), with stairs leading up to the first floor. Here you will find a large lounge, a good sized kitchen-diner, an office and a Laundry room and toilet. All the rooms have high ceilings, original tiled flooring and efficient modern electric storage radiators. The lounge is 21 m2 in size and features a nice antique fireplace, 2 large sofas, an armchair and coffee table. The large French windows open out onto a Julliet balcony with views out onto the Square. A set of double doors leads from the lounge to a TV snug (13m2) which features free WiFi internet connection, a TV with UK freeview satellite channels, CD stereo and Ipod radio. Next to the lounge there is also a small home office (5m2), which features a desk and storage space.
The fully equipped kitchen comes with dishwasher, halogen hob, oven, microwave, fridge freezer, toaster and kettle. There is a good sized dining table in the kitchen which can seat 6 people. Next to the kitchen there is a cloakroom / laundry room, which contains a washing machine, vacuum cleaner, iron, ironing board, toilet and wash basin.
On the second floor you will find two good sized bedrooms and a family bathroom. Bedroom 1 is very spacious (24m2) and comes with a large double bed (160 bed). Bedroom 2 is a twin bedroom and is also very well proportioned (16 m2). The twin beds can be joined together to form a super king-size 180 bed). The modern bathroom contains a shower, toilet and wash basin.
Outside: the house is located on a quiet street and overlooks the ancient square of Place Vielle. The square has a lovely fountain and contains a number of parking places. A short walk down the street takes you to the local river, where you will also find additional free parking places. The centre of the village is just 2 minutes walk in the opposite direction.
The long term rental prices for this 2 bedroom property in Gabian are monthly and exclude utility bills. The minimum rental period is 3 months. The maximum rental period is 12 months (although this can be extended further if required). The prices quoted here are based on a 12 month rental period:

These long term rental properties are located in the quiet village of Gabian, which is surrounded by vineyards on all sides. The properties are situated on a quiet square (Place Vieille) with a 17th century fountain in the middle. A small lane leads down from the square to the local river, where you can enjoy great views and excellent walks. In Gabian you can buy bread at the local bakery, do minor shopping at the grocery store or enjoy a refreshing drink in one of the village's two bars. The slightly larger town of Roujan is a 5 minute car ride away. There you can shop at the Super-U supermarket and enjoy lunch or dinner in the restaurants. The artistic town of Pézenas is 15 minutes away by car and it is well-worth visiting, especially on a Friday evening during the summer, when a large food and wine festival is held on the main street. The Saturday market is also really special.
In Languedoc, there are many things to do. The larger towns of Beziers, Narbonne and Montpellier are in close proximity. The Canal du Midi is a great place for a picnic or a bike ride along the tow path. The surrounding area is full of vineyards and wine cellars, with great wine-tasting everywhere. Surrounding Gabian, you will find many excellent cycling and walking routes.
Gabian is located on the D13, just 15 mins from the A75 motorway.
The closest airport to these long term rental properties in France, is located at Beziers (30 mins drive). Other local airports include:
Montpellier (50 mins)
Carcassonne (1 hour)
Perpignan (1 hour).
There is a daily bus service from the village into Pezenas. From her you can catch connecting buses to Montpellier, Beziers and the coast.
There is a TGV train station at Beziers, where you can catch fast train services up to Paris and down to Barcelona in Spain.
The booking policies for these long term properties to rent in France are as follows:
1 month deposit to be paid at time of reservation. Rent to be paid in advance on the first day of each month. Utilitiy bills to be paid in addition to the rent (electricity, water, telephone, internet). References may be required. Minimum rental period 3 months, although longer rental periods are preferred. Unfortunately, no pets are accepted.
