The house was a former stable for horses and has been converted into a spacious property with modern furnishings. The house is in a convenient location, close to the local motorway network, TGV train stations and within 1 hour´s drive of 3 airports (7 airports within 1 hour 30 mins drive). The house comprises 135 m² of living space and is spread over 3 floors.
On the ground floor there is a garage with ping-pong table. On the first floor there is a large open-plan living room with sliding patio doors which provide access to the terrace. The lounge area comes with two sofas (2 and 3 seater) and a TV. In the dining area there is a dining table and 6 chairs. The well-equipped kitchen is fitted with a dishwasher, fridge, freezer, gas hob, electric oven, microwave, kettle and Nespresso coffee machine. There is plenty of cupboard space, full of crockery, cutlery, pans and all kinds of kitchen utensils.
Next to the living room there is a guest bedroom with sofa bed for 2 people (140 cm). There is a mezzanine floor (access via a ladder) with a double bed (140 cm).
On the second floor there is a large master bedroom with Queen-size double bed (160 x 180cm). Next to the bedroom (behind a sliding door) there is an additional single bedroom/dressing room. There is a bathroom on this floor with a shower, bathtub (jacuzzi), wash basin and toilet. There is a laundry room with washin machine and dryer, iron and ironing board.
The house has heating and air conditioning.
Outside: large terrace with garden furniture and barbecue (plancha). There is free parking available a few steps from the house, on the church square.
The prices for this house in Boutenac are monthly and do not include the utility bills. There is a monthly provision of €150 towards the electricity, water, internet and communal charges. The village of Boutenac has around 800 inhabitants. The village has a grocery store (10m from the house) which has fresh bread and also serves as a post office. There is also a butcher, a media library, a tennis court and a pétanque area. Boutenac is easily accessible from the motorway (A61) via Lézignan-Corbières, and only 1 hour drive from Toulouse, 1 hour from Perpignan, 1 hour 30mins from Spain and 20 minutes drive from Narbonne and Carcassonne.
Narbonne is located close to the Mediterranean coast. This former Roman garrison town is known for its impressive Gothic cathedral (Saint Just et Saint Pasteur) which rises high above the town. There are 2 excellent beaches close to Narbonne (Narbonne Plage and Gruissan Plage).
The town of Carcassonne has one of the most beautiful fortified cities in Europe and the castle is the second most-visited historical monument in France. Carcassonne also has an international airport with Ryanair services to UK and Ireland.
The Corbières region is ideal for wine lovers (there are châteaux everywhere in the area where you can taste wine, such as the famous Voulte Gasparets just 5 minutes from the house).
Boutenac is located in the regional nature park of the "Narbonnaise" with stunning villages such as Bages, Peyriac de Mer and Gruissan, as well as salt water lagoons and beautiful forests for walking. There are many local historical monuments such as Abbey Fontfroide, AbbeyLagrasse, the Cathar castles (Château de Peyrepertuse, Quéribus) and the ancient Cathar village of Minerve.

The village of Boutenac is located close to the A61 motorway, which runs in between Narbonne and Toulouse. Exit the motorway at Junction 25 (Lezignan-Corbieres) and follow the signs to Ferrals-les-Corbieres and then to Boutenac.
