Albas is a beautiful, friendly village in the centre of the Corbieres wine region. If you are looking to explore this beautiful part of Southern France, then this is an ideal base. Although Albas is a small village, it has a strong community feel, with a very bubbly and friendly atmosphere and lots of activities throughout the year.
The house is laid out over 2 floors. On the ground floor there is an extensive garage (providing parking for several cars). The main living accommodation and the large terrace are all located on the first floor.
A set of stairs takes you up from the ground floor entrance up to the first floor. Here you will find a large open plan living room and a long hallway providing access to 3 double bedrooms and a family bathroom. The hallway also provides access out to the terrace and pool.
The living room comes equipped with a lovely leather corner sofa, circular dining table and a fitted kitchen containing an electric oven and hob, dishwasher and microwave. Next to the kitchen there is a pantry in an alcove, where you will find a large fridge-freezer and storage for food items and cooking utensils. The living room is fitted with a solid wooden floor and a wood burning stove.
Bedroom 1 is a very spacious bedroom with original terracotta tiled floor, a double bed, wardrobe and large windows.
Bedroom 2 is also a double bedroom located at the front of the property. There is a wrought-iron double bed and storage
Bedroom 3 is a very large room that contains a double bed and a single bed. This is an ideal space for children.
The family bathroom contains a bath, separate shower, wash basin and toilet. There is also a further bathroom on the ground floor (which also doubles as a laundry room with washing machine and clothes dryer).
In addition to the wood burning stove (which is very efficient), the property also comes with portable oil heaters for use dring the winter evenings. The WiFi at the house has a good reception (strong enough to stream TV programmes and films).
Outside: the large terrace is over 100m2 and contains a private pool and sun bathing area (laid with astroturf). The terrace is fully enclosed with a wall and provides lovely views over the old school house (now the Mairie building) and surrounding hills. The garage under the house can either be used for parking (3-4 cars) or for storage of furniture.
This lovely property in Albas is available for long term rentals from September to June. Minimum rental period is 3 months. Utility bills to be paid in addition to the rent (€150 monthly provision towards electricity, water and internet). The prices quoted are based on a 6 month rental period.

The village of Albas is located in the Aude department of France (not to be confused with Albas in the Lot department of South Western France). The local area is commonly known as the Corbieres region, taking its name from the rocky mountains in this area. The Corbieres region is home to some excellent vineyards (especially close to Tauchan) and has some of the prettiest villages in France (such as Lagrasse, Termes, Dulhac and Durban-Corbieres). The area also features some Cathar castles, most notably at Peyrepertuse.
The village has a very small population of just 80 people - but as is often the case in villages of this size - the friendly local inhabitants form a tight bond with each other and it is surprising how many activities take place in the village
Close to the village there is a unique geological rock formation (dating to the Mesozoic to Quaternary periods) and excavations have found dinosaur fossil eggs. This area is now a popular hiking route. Archaeological excavations in the village itself have found artifacts dating back to the Iron age and the site was later settled by the Romans, possibly as a signal tower. Formal records of the village date back to 963 AD, where there is a reference to some form of fortified building in the village. Later, the village became an important centre for Iron ore mining.

One month´s rent as a deposit at time of reservation. Rent to be paid in advance at the start of each month. €150 monthly provision towards the electricity, water, internet and communal taxes. References maybe required.
Pets may be accepted through prior agreement.
The normal long term rental period is between September to June. The Owners may consider a rental period over the summer months, but this property normally rents for €1500 per week during July and August. Any rental prices quoted, would need to take account of normal rental income.
